You DO NOT Need 20% Down To Buy Your Home NOW!
The Aspiring Home Buyers Profile from the National Association of Realtors (NAR) found that the American public is still somewhat confused about what is required to qualify for a home mortgage loan in today’s housing market. The results of the survey show that the main reason why non-homeowners do not own their own homes is because they believe that they cannot afford them.
This brings us to two major misconceptions that we want to address today.
1. Down Payment
A recent survey by Laurel Road, the National Online Lender and FDIC-Insured Bank,revealed that consumers overestimate the down payment funds needed to qualify for a home loan.
According to the survey, 53% of Americans who plan to buy or have already bought a home admit to their concerns about their ability to afford a home in the current market. In addition, 46% are currently unfamiliar with alternative down payment options, and 46% of millennials do not feel confident that they could currently afford a 20% down payment.
What these people don’t realize, however, is that there are many loans written with down payments of 3% or less.
Many renters may actually be able to enter the housing market sooner than they ever imagined with new programs that have emerged allowing less cash out of pocket.
2. FICO®Scores
An Ipsos survey revealed that 62% of respondents believe they need excellent credit to buy a home, with 43% thinking a “good credit score” is over 780. In actuality, the average FICO® scores for approved conventional and FHA mortgages are much lower.
The average conventional loan closed in May had a credit score of 753, while FHA mortgages closed with an average score of 676. The average across all loans closed in May was 724. The chart below shows the distribution of FICO® Scores for all loans approved in May.

The Top Landscaping Trends for 2018

Native plants, outdoor yoga spaces, and charging stations are among the hottest landscaping trends growing in consumer demand for 2018, according to a new report released by the American Society of Landscape Architects. Landscape architects were asked to rate the popularity of several residential outdoor design elements. Landscape architects noted a growth in the use of native plants, low-maintenance landscapes, and flexible-use spaces, for yoga classes or movie night.
Overall, landscape architects ranked the following outdoor design elements as the overall most popular in 2018:
- Fire pits/fireplaces
- Lighting
- Seating/dining areas
- Outdoor furniture
- Outdoor kitchens
- Decking (i.e. rooftop decking)
- Grills

Buying A Home? Save Money & Your Sanity By Doing This One Simple Thing

Are you ready to buy a home? Great! Buying a home is a very exciting, but also expensive and stressful endeavor. Wouldn't it be nice to enjoy the process with less stress and potentially save thousands of dollars while doing so? We think so too! How do you do that? Keep reading.
Ok, let's first look at the most important thing a buyer should do before visiting available homes on the market. (Of course you have already been browsing homes on your magical internet device, and that's ok!)
Unless you have tens or hundreds of thousands of $1 bills in suit cases or under your mattress (more likely in a bank account) you are going to need to get pre-approved for a mortgage from a lending institution. (Note: You should have a pretty good idea of how much you want your monthly payments to be, so budgeting is key too.) This sounds easy enough, right? Not so fast. What if I told you that lenders are not created equal and that each lender only offers a certain amount of mortgage programs, and that each program has its own credit score and down payment requirements to qualify. How would an uninformed buyer know that? You wouldn't because you are not out buying a home every other weekend. Keep reading.
Ok great, maybe you found a lender who made you feel all warm and fuzzy inside and they have a mortgage program that they feel fits your current situation and your credit score is high enough to qualify, but you have also learned that the down payment requirement to qualify for that program is more than you currently have in your bank account. Game over right? Wrong! There are other programs and techniques available to get you the down payment money you need. But you wouldn't know that because you are not a house buying know-it-all. This already feels like a lot of information to consider!" I know, but this could literally be a life or death decision. OK, that is not entirely accurate. It is, however, a decision that could help the level of stress you will incur, which in turn will help your relationship with friends and loved ones during this time, and could also help you save thousands of dollars in the transaction. - Work with you to find a home (whether it be an existing home or helping you with a *new construction home) that fits your wants and needs and provide general information on the prospective homes and communities.
- Research market conditions and perform an analysis to determine the home's market value.
- Gather information on the home including local government regulations, community association regulation's and fee's, property taxes, property assessment's, property permit history, potential property lien information, potential insurance premium, etc.
- Discuss an offer strategy. Create, review and explain the purchase agreement paperwork (from at least 12 to over 20 pages) with necessary disclosures, addendum's, plus other necessary forms and paperwork.
- Negotiate purchase price and purchase terms on your behalf to meet your defined purchase goals.
- Schedule and coordinate access to the property for all home inspectors, contractors, appraiser, surveyor, etc.
- Negotiate any repair items that are needed & based on professional inspector or contractor's reports.
- Review community association documents, financial records, rules and regulation documents for common concerns that include pet restrictions, lease restrictions, automobile restrictions, common area restrictions, owner rights, board member rights & buying requirements, etc.
- Troubleshoot and help resolve any issues that may arise from lender requirements, inspection results, association documents, liens, outstanding permits, property encroachments, etc.
- Coordinate all necessary paperwork with seller's real estate agent, the lender's agent, the closing agent, the title agent, the insurance agent, the appraiser, the inspector, the surveyor, the utility department, etc. and make sure all paperwork is accounted for, filled out correctly and timely delivered to all necessary parties.
- Coordinate the closing procedure including scheduling, closing documents, wiring instructions, closing instructions, etc.
- Conduct final walk through and make sure all required repairs are completed and the house is ready for buyer's occupancy.
- Attend closing with you.

What Does A Buyer’s Agent Do For You?
When it comes to buying a home there are many things the buyer
needs to consider. In a healthy real estate market finding a suitable home is usually
the easiest, most exciting and least stressful part of the process. What comes
after finding the home is where it can get more challenging, and where a good
agent will shine and make the process as stress free as possible for you.
Buyers who choose not to have their interest represented by a
licensed Realtor® will generally overlook many very important aspects of the
transaction that could cost them money. These items include: buyer’s contract
rights, price negotiations, repair negotiations, inspection result details
& responsibilities, proper home evaluations, property issues, title issues,
permit issues, insurance issues, insurance credits, etc.
Remember, the selling agents top priority is to sell the home at
the highest possible price for their client. The seller’s agent has an ethical
responsibility to their client that negates them from giving you the type of

- If it is a New Construction Home: Once construction starts we will monitor the build every couple weeks to see how home is progressing. (New construction sales agents generally pass you through their company to someone after you sign a contract and you may not hear from that agent as you are no longer their priority once you sign the contract; we will personally go to your site and take pictures and talk to contractors to see how the construction is coming along.)
- Conduct final walk through to make sure everything is as it should be.
- Coordinate final details with you including closing procedure, wiring instructions and then attend closing with you. (Don’t forget your driver’s license.)

7 Reasons You Are Not Working With a Realtor® To Buy A Home (And Why That is a Mistake)

7 reasons you are not currently working with a Buyer’s
Agent:
- You don’t trust real estate agents.
- You have bought a home in the past and know what to do.
- You cannot afford to pay the real estate agent’s fee.
- You can search and find homes on the internet yourself.
- You will just work with the agent who listed the home for sale.
- You are waiting for your dream home to come on the market before you contact an agent.
- I’m buying a new construction home and will work with builder’s sales agent.
If you are trying to buy a home
without the help of a professional Realtor® you may ultimately be hurting your
chances of finding and buying the home of your dreams. You may also be hurting
your pocket book in the process. Let me explain why you should be using a Realtor®.
(We hope by the time you make it through the reasons below you will come
to the same realization that most buyers come to: it is in your best interest
to work with a reputable and experienced Buyer’s Agent.)
You don’t trust real estate agents. Maybe you heard from a friend
or family member about how bad their experience was with their Realtor®. Maybe you
have worked with a Realtor® and your experience wasn’t the best. It is true for
some people that their outlook towards real estate agents is about as low as
car salesmen or attorneys. Unfortunately a bad apple does spoil the bunch for
some people, and you better believe their bad experience will be broadcast to
everyone they know. Buying a home is the largest purchase most people will make
in their lifetime and it is a very emotional time. If it does not go as planned,
or if their Realtor® isn’t living up to their expectations, things can go bad
very quick. On the other hand there are some who have had a great experience with
their Realtor®. They also tell their friends about how great their Realtor® and
experience was. So what gives? Are real estate agents good or bad? Well, it
depends on who you ask and how their experience was with the Realtor® they
used. But keep in mind; a Realtor® is bound to a code of ethics. If a Realtor® is
caught acting unethically it will cost them big time and could even lead to a revocation
of their license.
You have bought a home in the past and know what to do. While
buying a home does give you some insight into the process, it is not something one
does often enough in their lifetime to completely understand or even be aware
of the processes or pitfalls. There are many things to consider before you buy,
and let’s not forget that every state, city, neighborhood and association has
different rules, regulations and practices. A Realtor® is knowledgeable of all
aspects of the transaction and they are required to complete continuing
education in law and practice to better serve you. Having an experienced and up
to date agent working only on your
behalf, and not the sellers, is to
your advantage.
You cannot afford to pay the Realtor® fee. When
it comes to buying a home you have to be prepared for upfront costs and closing
costs associated with the purchase. You will have to account for inspections, an
appraisal, a survey, utility deposits, lender fee’s, taxes, Realtor® fee, etc. If
you are on a tight budget the best thing you could possibly do is work with a
Realtor®. Here’s why. A resourceful Realtor® can direct you to lower cost
servicers, help strategize to get some of the closing costs covered or explore
the possibility of rolling costs into the mortgage. The Realtor® fee is
generally nominal ($300 to $400 due at closing) and a good Realtor® will
probably save you more than $1,000 before you even close on the transaction. (See how much we have saved our clients on

You can search and find homes on the internet yourself. With the
advances and availability of technology you can now search the internet for
available homes while sitting in your pajamas or on your lunch break at work. (Gone
are the days of needing a Realtor® to show you what properties are available
for sale by going through their private database and then driving you around to
homes that match your specified criteria. Can you imagine?) While this is true,
working with a Realtor® still has its advantages. Real estate agents are the
first to know about new listings and are provided with the new information in
real time through their private database. Searching through home listings on 3rd
party websites like Zillow and Trulia (quite possibly the most visited websites
among active home buyers) puts you at a disadvantage as new home listings are
not typically syndicated and added to these types of websites for up to 24-48
hours after they are entered in the Multiple Listing Service (MLS). So to the
buyer not working with a Realtor® who is waiting for the home of their dreams
to show up on Zillow, there is another buyer who is working with a Realtor® who
has already received your dream home 2 days before you will see it on Zillow and
has already visited it and executed a purchase agreement to buy it. Bummer.
You will just work with the Realtor® who listed the home for sale. Ok,
so you are lucky enough to find a home that has not already gone under contract
with another buyer. You have it in your mind that you can just work with the
listing agent who is advertising the home for sale. You may even think you will
get a better deal by dealing directly with the seller’s Realtor®. While you could
get a good deal, the likelihood is not very great. What you have not considered
is that the listing agents’ first duty is to the seller, their client. They already
promised to get the seller the best deal possible and the seller trusted them
enough to do so. Question: How can the seller’s Realtor® get the buyer the best
deal possible when they are trying to get the seller the best deal possible?
Hmmmm? Also, the seller’s Realtor® cannot guide you on the subject properties
value and they cannot negotiate or guide you with your best interests in mind.
This would be a conflict of interest. Only a buyer’s agent can do those things
for you, and you should also have a Realtor® representing your best interests. It
is as simple as that. (See how much we

You are waiting for your dream home to come on the market before you
contact a Realtor®. As mentioned above, people who are only using third
party websites like Zillow and Trulia may ultimately miss out on the home of
their dreams because a buyer who is already working with a Realtor® has already
seen your dream home and has it under contract before you even knew it was
available. When you work with a Realtor® they can easily set you up with an account
that has an automatic property alert through their private database. As soon as
a new home hits the MLS you will be alerted by either the Realtor® who is
notified by the system or an automatic e-mail will be sent to you once the
system matches the property to your specified criteria. You are ultimately in a
better position to land the home of your dreams when working with a Realtor®.
I’m buying a new construction home and will work with builder’s sales agent.
While it doesn’t seem necessary to have an outside real estate agent
represent you in a new construction purchase, consider a few reasons you
should. A Realtor® can guide you and inform you about all new construction
builders and their communities and what they offer. A Realtor® can negotiate on
your behalf with the builder’s sales agent. A Realtor® will be available
throughout the build process since most new construction agents move from site
to site and you could lose contact with your representative. A Realtor® has outside
resources if you end up needing them, including attorneys, inspectors and other
service providers. A Realtor® will be a helpful resource after the sale is complete and won’t
disappear or not return calls once they have you under contract. A Realtor® will represent your
interests in the transaction, not the builders.
Buyer’s Agent duties to the customer (Our promise to you):
- Dealing honestly and fairly.
- Accounting for all funds.
- Using skill, care and diligence in the transaction.
- Disclose all known facts that materially affect the value of the property that we are made aware of.
- Present all offers/counteroffers in a timely manner.
- Confidentiality.
- Any other duties mutually agreed to.
